We all know the kitchen is the hub of the home. If you have friends over, you congregate in the kitchen. If you’re having one of ‘those’ discussion with your partner, they often begin in the kitchen - this is so we can appear busy and act like we don’t care but my god, have I got some thorough cleaning done during one of those moments!

As with all interior design, fashions come and go but the kitchen is ultimately the woman’s domain and in most households she will have the final say. My sister always preferred the old country style and this creates a warm, homely looking fitted kitchen. Whereas I, in my desperate need to create some order in my chaotic life favour the contemporary streamlined minimal look where I can, in theory, push everything away behind doors.

Designs in the fitted kitchen have taken a laid back turn of late. In fact, they are now so laid back they are virtually horizontal. Horizontal, that is, in the latest trend for surface decoration.

Wood is, surprisingly, very popular in fitted kitchens. It has a depth and warmth to it that no glossy formica surface could ever achieve. With the hard woods, you can achieve a beautiful surface for worktops and door fronts that is both hard wearing, water resistant and beautiful as well as being unique. Coming up this year is the leaning towards replicas of exotic woods. Namely, Cocobolo and Zebrano woods. Cocobolo is a hardwood from Central America that grows up to 25m in height. The greatest attraction of this wood is that it changes colour after cutting. The colours range from orange, reddish brown and rich, dark reds with hints of purple and pink also running through.

Because of its popularity, this tree is facing extinction but the demand has seen manufacturers creating a replica to satisfy demand and save the tree from extinction. Replacing a Broken Window Sash Cord

A double-hung, or sash, window has two sashes which slide up and down and are counterbalanced in older models by weighted sash cords. If one of these cords breaks, the window sticks in the frame.

To replace the broken cord, you need to remove the window from its frame; so if one goes, you might as well replace the others at the same time.

When you buy the replacement cord, make sure it is the plaited type used for this purpose. This cord is now made of plastic and is rot proof.

Start by removing the stop beading which holds the inner sash in position. You can prise it off with an old screwdriver or chisel inserted close to the nails. If one of the cords on the inner sash is intact, cut it and lower the weight. You can now lift out the sash from the frame.

To remove the upper sash, you need to prise off the parting beading slotted into the frame.

Sever, if necessary, the two sash cords attached to the top sash, then remove the window from its frame. Make sure you are supporting the weights before you cut the cords. Once both sections of the window have been removed, pull out the nails holding the remains of the sash cords to the cord channels.

Lever out the small covers at the bottom of the sash weight channels, remove the weights, and detach any remaining cord.

Feed the new cord over the pulley and down to the bottom of the weight channel. If the pulley is not revolving freely, lubricate it with a drop of oil or scrape away any paint that may be making it stick.

Tie one end of the cord securely to the weight, and nail the other end to the sash. Use at least three flat headed clout nails, spaced apart and driven through the centre line of the cord. Do not nail right to the top of the sash, or it will not rise fully.

Once all four cords have been replaced, the window can be fitted back into its frame. Buy new sections of beading to replace any that were damaged when you prised it off.

If you prefer, it is possible to fit spring lift mechanisms on to windows originally fitted with sash cords. These mechanisms are virtually maintenance-free and if the tension on the spring loosens, it is a very simple job to undo the tube and re-tension it.

To fit one of these, you will have to extend and widen the cord channels which run part of the way down the sides of both sashes. The best tool to use for this job is an electric router, but these are relatively expensive and specialized tools.

An alternative method is to use a gouge and mallet to form a curved channel or chisel out a square channel big enough to take the mechanism tube.

You will also have to remove the sash pulleys and fill the holes left in the frame. Once this has been done, you can fit the new mechanism.

When most people decide to buy or sell their property it is usually common practice to utilise the services of an estate agent. But so many do not realise what duties an estate agent is supposed to perform, how they extract their funds or how you, the consumer can get the best service. Here is a brief guide to the work of estate agents and how those selling or buying property can get the best deal.

It is important to realise that not every estate agent will have professional qualifications, these qualifications are however available should the estate agent wish to undertake them. Unlike say, a chartered surveyor, an estate agent does not need to be regulated and officially qualified to operate. Hence it is possible for a person with little or no experience to start business as an estate agent without any semblance of training. It is usually worth pursuing those agents who have some form of professional qualification.

There are a variety of qualifications that are worth looking out for if you are in the process of selling or buying property. An estate agent may have an NVQ level two or three in the ‘Sale of Residential Property’ or a technical award regulated by the National Association of Estate Agents. If your estate agent has neither it does not necessarily mean that they are under-qualified but it is always worth checking their levels of experience and training before signing any contracts.

So what services should your estate agent provide? There are a number of services that should fall under the control of the agent; here is an outlay of these services. After looking at your property it is the agent who should come up with an asking price in consultation with yourself. This price should be gained by comparing your property with similar properties on the market in your area. It should also be competitive as having too high an asking price can lead to buyers being reluctant to put in an offer on your property.

This valuation is not the same as that of a chartered surveyor. An estate agent will arrive at a potential price for the type of property you own in the current market conditions. This valuation will not be accepted by lenders as a cast iron price and will usually demand the valuation of a chartered surveyor in order to release funds for a mortgage.

The estate agent is also responsible for the marketing and publicising of your property. This includes the photography of your home and the literature that accompanies the advert. The usual methods of publicising a property are window sale boards, newspaper articles as well as more contemporarily the internet.

Your estate agent should also manage the viewings of your property. This includes organising the appointments with buyers at suitable times. The times that viewers are available can often be inconvenient, so be prepared to give up the occasional evening to allow potential buyers around your home.

Most importantly it is your agent that brokers the deal. They must manage the offers and consult with you over the accepting price as well as keep the potential buyers well informed. This where it is important to find an estate agent that keeps in contact readily, if you have to constantly chase down an estate agent it is rarely worth employing their services.

By following this advice it should be possible to get a good idea of what an estate agent is supposed to do. If your agent is not fulfilling their duties it may be worth employing the services of another. After all, moving house is a stressful enough experience already, the agency is supposed to take some of this stress away. If they are not, find a new agent who will perform the tasks outlined above.

When A Screw Just Won’t Budge

Stuck nuts and screws, and other fixing devices, can often present problems - and of course, it is always the most difficult nut to get at that is the problem. Buy you can usually get it to move eventually, as long as you take the matter logically.

First, make sure you have the right sized tool. A spanner should really be of the same series as the nut; a screwdriver should have a head that fits the screw slot both in length and in width.

You may be able to use an over-large spanner by sticking a screwdriver blade into the gap between the spanner head and the nut. You could make a screwdriver blade fit the width, at least, of the screw slot by regrinding or filing its point.

The next step in undoing a stuck nut or screw is to try tightening it: this breaks the seal between the threads of the bolt or screw and the surrounding work piece.

Then pour penetrating oil over the components: if possible, soak it in the stuff. If you do not have penetrating oil, any light oil is worth trying. Be patient: leave the oil to do its work over several hours.

If nothing has worked, the next stage is to be more violent. Use an impact screwdriver or spanner. You hit the end of this and it jars the screw or nut, breaking the seal and turns it round at the same time. A Powertool version of an impact driver is available, and is really worth having in your tool kit. I would recommend either a Makita Impact Driver or a Panasonic Impact Driver. Both companies have recently launched a lithium model, and are both around the same price.

If you still cannot, remove the screw even with the help of a power impact driver, the application of heat sometimes helps. Try playing a blowlamp flame on while jarring the screw or nut in any of the ways mentioned above. If you think this may damage the surrounding area, a less abrasive alternative is applying a soldering iron to the screw.

At this point if you still cannot remove the screw the only thing left to do is to drill it. You will need a drill bit that is slightly larger than the shank of the screw. By drilling right through the screw, you should destroy it and so loosen the components. Take care when you start the drill that it is in line with the screw.

A bolt can be drilled out in the same way. However, it is often easier to try sawing through the bolt head or the nut using a hacksaw. Sawing through a nut will most times free a stuck bolt when all else has failed. If bolt is threaded into something and it is important to preserve the thread, use a drill bit slightly smaller than the shank of the bolt. The remaining pieces of the bolt should then be picked out.

As we all know removing a stuck bolt or screw isn’t the easiest of jobs, but hopefully I’ve shown you that with a little patience nothing is impossible.

Why Use Solar Lights in Your Yard and Garden?

You’ve probably seen homes by now that have solar powered lights in their gardens or walkways. Maybe you’ve been impressed by them, maybe you thought they didn’t provide enough light, maybe you thought they were just amazing.

Solar garden lights tend to generate a wide range of reactions. Much of this has to do with the range of quality available, and how they’ve improved over the past several years.

The early solar powered garden lights often didn’t really produce a good light or even much of it. My mother had some and really didn’t like them because of that. The light produced was yellow and dull. But many of the lights I see now are significantly superior to what she had tried.

Style has also improved tremendously. You’ll hardly even notice the solar panels on some designs.

What Are the Advantages?

The simplest advantage to using solar lighting outside is that you don’t have to run wires. It’s incredibly easy to install and no wires means no electrician or running a cord from the house. The lights go where you want them.

The lights are also quite affordable, especially when you consider that you only pay for the lights, not for the electricity to run them. That can add up over time, even if it’s hard to calculate directly.

They can also fulfil many functions. There are path lights, security lights, pole lights and more that use solar power.

The lights also turn themselves on at dusk. You don’t have to remember to turn them on, and better yet, you don’t have to remember to turn them off in the morning. It’s nice to have something you don’t have to think about. Just don’t install them where their light might interfere with your sleeping.

Surely There Are Disadvantages!

Of course there are! Solar lights may cost more initially. This can be offset by the ease of installation, however.

They’re also somewhat subject to weather conditions. If they can’t get enough light during the day, they can’t work. This means you don’t want to rely on solar powered lights as your only source of outdoor light. They do get some power even from dim sunlight, and so may run for a shorter time or with dimmer light when they aren’t getting enough sunlight.

Solar lighting is continuing to improve, and I fully expect to see more and more good quality products coming onto the market that use solar power. Solar power has gone from an excessively expensive technology to a fairly affordable one in the small scale, and it looks promising on the larger scale these days as well. How To Install A Toilet

In your opinion, what home utility can you not live without? A sink? Perhaps, but you could always eat out. A shower? Definitely a must-need. Unfortunately, some smelly people don’t seem to agree. At the very least, you only have to use the shower once a day.

The first “can’t live without” utility that comes to my mind is the toilet. How glad I am to live now in the 21st century instead of three hundred years ago when people still used outhouses.

One thing every homeowner should know is how to install a toilet. This will help save you money on having to call in a plumber if you need to replace the existing toilet in your bathroom. If you are building a new home, you must know where you are going to place the toilet in the bathroom.

The best type of toilet to buy is one of the newer models on the market that is all in one piece. This is because this toilet is easier to clean. They are also more water efficient because of the smaller water tank.

When you start to install the toilet in a new home, you first have to cut the hole in the floor. The hole must be cut to accommodate the size of the floor flange and the size of the toilet. A floor flange is what the toilet fastens on to and it also fastens to the drainpipe leading to the septic tank. You do have to make sure this flange is fastened solidly to the floor. Then there are two brass bolts that hook into the flange to keep the toilet in place.

After you have completed this step, install a wax seal on the bottom of the toilet. Some wax seals come with a little plastic seal because they fit better into the floor flange and this helps to prevent any leaking from occurring. Once you have the wax seal in place, you lower the toilet straight onto the two bolts making sure they come through the holes in the sides of the toilet. Then you put the washers and nuts on the bolts and screw them down to the floor tightly. You have to do this from side to side because if you tighten one side securely first before you start on the other side, you could crack the toilet making it unusable. If you have a toilet with the flush box separate, then you install the flush box and hook up the water and test for leaks.

You will have to tighten the nuts and bolts a few times after you use the toilet because the wax seal tends to settle. This will help keep the toilet in place.
